Hello,
 
I'm unable to open an app in the editor. I've cleared the browser cache, and tried different browsers, but no luck. 
 
Can anyone help me?

    Did you try these things, if not, please try it may actually help:

    If clearing cache and trying different browsers doesn’t work:
    1) Check your network – If you’re on a VPN or corporate Wi‑Fi, try a mobile hotspot. Some corporate firewalls can block or inspect WebSocket connections that Power Apps Studio relies on.
    2) Roll back the version – Go to Details → Versions and try opening an older version. If it loads, the latest save may be corrupted.
    • Browser cookies – In browser settings, explicitly allow cookies for *.powerapps.com. Clearing cache alone isn’t always enough in locked‑down browsers.
    3) Check service health – Verify Power Apps / Dataverse status in the Power Platform Admin Center for your region.
     
    Question for you:
    1) Are you using a VPN or a specific security tool like Zscaler?
    Many users find that the editor only loads when these are disabled or when an exception is added for Power Apps URLs.
     
    Alternete:
    The "Secret" Fix: Try appending &forceEdit=true to the end of the Studio URL. This can sometimes force the editor to bypass the standard loading checks.
    Monitor Tool: Use the Power Apps Monitor tool from the "Apps" list page (select the app -> ... -> Monitor). It will show you exactly which network call is failing while the editor is trying to load.

    Is this issue is specific for you or all the users who are having the co-owner access cannot able to edit the power-apps in the environment.
     
    @Sunil Kumar Pashikanti has already summarized all of the options available to make the app work, In the all cases is doesn't work the last option is raising a ticket with Microsoft Support team.
     
    Note
    Roll back the version – Go to Details → Versions and try opening an older version. If the app is production environment make sure relevant communications have been done because Roll back reverts to the old version of the application.
