Power Automate strips Dynamic Content & Variables after save. Plain text version don't work.

I am struggling to get dynamic content & variables to 'stick' and work properly in the "add a row" action in my flow.

I am using this to create a 'post' in a dynamics opportunity.

Once, after a save all of it (except the owner tag & name in the first line) DID indeed work and post properly, but eventually power automate again converted it back to plain text and it stopped working again.

How do I get these to work properly?

Images included of how they are originally represented, the plain text version it converts to after save, adn the plain text output I get on the opportunity post output.

I know the expressions are correct, the variables are correctly set and everything.

I tried a 'compose' action before the post at one point and put the output in the post text but this didn't work correctly either.

PS I know there are 2 text boxes and only the second appears in the post but something is required in both so I duplicated it just in case lol
