The length of this text must be no more than 255 characters

I have an app which populates a Word template via Flow.

The app and the Flow are running without error however I am encountering an issue when opening the populated template.

One of the document properties is warning 'The length of this text must be no more than 255 characters.' and therefore will not allow me to edit or save the document further.

The document property is a SharePoint 'Multiple lines of text' column.

I have tried re-creating the column, the document property and the flow all of which have not resolved the issue.

Attached are two images of the errors/warnings.

Please note: I have almost identical App > Flow > Word processes which work and do not impose a character limit of 255.

Thank you for any assistance.

63,999 is the max length of 'Multiple lines of text' columns.

Probably this is a 'Single line of text'.

The column is not 'Single line of text'.

The column has also been re-created and re-linked in the Word template, Flow & App with no success.

I can confirm that this column is recognised as 'Multiple lines of text' because if the column is changed to 'Single line of text', the Flow fails with the following error.
