Automatic Reply Message Condition: An action failed. No dependent actions succeeded.

I get the error: An action failed. No dependent actions succeeded on the condition below when trying to check the value of the automatic reply message field using Get mail tips for a mailbox (v2). Does anyone have any idea why this is failing? I've also tried a Null value and receive the same error.

The way this I usually approach this cab be seen in my screen shots below. I check the Automatic replies message. If there is a message, it always contains a ,div. so I check for it. If it is there, then there is a message, if not, then there is no message. The variable is a string. There may be more elegant methods but this is simple and it works.
