Help with HTML to text conversion

Hello - I have setup a flow to create items in a SharePoint list based on an email sent to a shared mailbox. I've used the html to text conversion option and the plain text output looks like this. I only need the highlighted items to flow to the list but have had no success with the replace expression. I would truly appreciate any advice.

Thank you for the picture, in this case we need the text, so that we can write the expressions necessary to parse is and I aint retyping all that :-) hehe
