Try this with Replace text -action with this regex: [\t ]*(?:\r?\n|\r)+
And with Replace with: %''% or %' '% to have space between the two sentences.

Or if you don't want to use regex:
1. Split text to split the text by lines
2. Remove item from list with value %' '% (Remove all item occurences)
3. Join text with space as delimiter
