I have a sharepoint list which have unique permissions per item. I have this person with the item permission "CAN EDIT" upon checking but whenever that user tries to change it from power apps, the error "You don't have permission to edit this row"

What could be the problem?

Can you ask the user to try and edit the row directly in SharePoint? That way we can see if the issue is permissions, or something else.

Hi @KevinGador,

If the suggestion made by @StretchFredrik works, then the permissions are correct as far as SharePoint is concerned.

While row-level permissions are a great concept and work fine in the SharePoint interface, the Power Apps SharePoint connector does not always resolve these properly (there are a heap of records that the user does not have access to, so it fails to find the ones that they do) and there is not much you can do about it if this is the case. I have seen a number of posts on the same issue.
