Issue with automated flow not capturing keywords correctly with expressions

I am having an issue. I used an automatic flow to automatically populate an excel sheet using expressions. It is frequently seeming to miss the keywords in the expressions. Is there something I am missing? It does not do this everytime. I've attached a picture of an email form we get from our website, the expressions I use in the flow, and the issue I'm running into. Notice how "type of referral" cell has all the extra stuff from later in the form. It should have caught "Email of Referring Provider" as the stop point and it is not doing so. It sometimes does this in the phone number and email column as well.

Could you pls share the text obtained from "HTML to text" action, pls replace actual data with sample one.
