Newbie - basic numerical question

Hi all, apologies from the off, this is all pretty new to me so go gently!!
 
So, we are a real estate agency and have a long indexed web site that contains around 300 or so properties for sale.  
 
I have created an agent and given in the links to the pages in our site that contain a) properties for sale and b) properties for long term rental
 
I would like to deploy an agent that can help with searching our site and returning answers to a typical visitor question like " hi, I am searching for a villa for less than 1m euros in XXX town, do you have anything, I really need 4 bedrooms"
 
So when I try type of search, I get the answer back that "the final price is not specified in the available information [1]."  or similar and copilot seems unable to correctly interpret the pricing we have.
 
I tried upload a one drive version of a spreadsheet that tabulated all of the data from the site and this didnt seem to help either, still very vague responses when it came to responding with any clarity on the numerical elements of the data.
 
Am i missing something fundamental here?

    I'd avoid using Excel files, unless it's really necessary. Why not Sharepoint list or Dataverse table? Excel file is really hard to manage from the design perspective as it's hard to update, you can make typos in the file etc. It could be the case that the file is not properly structured from the model perspective, thus it's not understanding the data correctly.
