Having worked with both Power Pages and custom web applications, I don't think one is universally better than the other. It really depends on the business requirements.
If I need to build a customer, partner, or employee portal quickly and most of the data already lives in Dataverse, I'd probably choose Power Pages. Features like authentication, role-based security, forms, lists, and integration with the Power Platform are available out of the box, which can save a significant amount of development time.
For example, if a business needs a supplier onboarding portal, a customer self-service portal, or an event registration site, Power Pages can help deliver value much faster than building everything from scratch.
That said, if the project requires a highly customized user experience, complex front-end interactions, or very specific performance requirements, I'd lean towards an ASP.NET/React application. A custom application gives developers complete control over the architecture, UI, integrations, and scalability strategy.
For me, the deciding factor is usually this:
If the requirement is "Let's launch a secure business portal quickly and maintain it with minimal development effort," I'd choose Power Pages.
If the requirement is "We need a unique application experience with complete flexibility and custom behavior," I'd choose ASP.NET/React.
