Portal Track When User Logs In and clicks on Documents(CRM Form) To Download Files

Currently working on a Customer Service Portal. I would like to get a recommendation on

how to be able to track whenever portal users logs in to the Portal.
Be able to track when user clicks and downloads an attached file(CRM Form Documents/SharePoint Integrated)
Implement Portal tracking, to know what Users clicks on the Portal.
