HTML email to text working fine, but with one weird issue

I'm a graphic designer brand new to Power Automate, so forgive my ineptitude, please.

I have an incoming email survey form with an HTML table that I needed to have in an Excel spreadsheet. I found my answers online, and I have the whole workflow running great!

... with one weird exception. One single expression taking body text from the email is turning up blank in Excel:example.png

 The "Yes" in this example.

The method I found to pull the text was using this expression:

first(skip(split(first(split(body('Html_to_text'),'Was the technician professional')),'and provide clear answers?'),1))

Which should be returning all the text from the end of that one line until the start of the next. This technique is working fine for all 20+ other fields in this table. Only this one is failing.

The weird thing is that the problem seems to be in the string 'and provide clear answers?' and specifically with the word "clear"

I say this because the following works fine:

first(skip(split(first(split(body('Html_to_text'),'Was the technician professional')),'and provide clear'),1))

... returns [ answers? Yes ] in Excel.

Other variations where I have grabbed a wider swatch of text work fine (grabbing more of the email, but not having the word clear in the expression). It's not the html in the email causing the problem. But if in the expression string I have any text at all after the word "clear", even a space, it fails.

Any clue what is happening?

    @MilnerWebDev

Can you give sample for the working example so I can try to understand your technique here?

Thanks for replying. I will try to be as thorough as I can.

This is a screenshot of the html table from a sample email:

    This is my flow:

A sample of the expressions I am using. The arrow marks the one not working:

And finally, this is how it is appearing in the spreadsheet. I ran a few tests using different expressions to show each result:

I apologize if this isn't what you need. I'm not sure how else to share the source without exposing the private info in the samples I am using.

Nevermind all that. I just found a solution. This works as intended.

    first(skip(split(first(split(body('Html_to_text'),'Was the technician professional')),'answers?'),1))
