Removing hard returns from a Rich Text control

I have a rich text control in my app where users very often (unnecessarily) add hard returns after their data entry, and I haven't been able to find a way to remove these returns.

The data entered in the Rich Text control is displayed in a separate HtmlText control, where the returns are rendered like this:

I've tried removing every instance of "<p> </p>" ... but nothing gets ride of them. Any ideas would be appreciated. Thanks.

Have you tried the three of them separately

Substitute( Substitute( Substitute( YourHTMLText, "<p>", "" ), "</p>", "" ), "&#160", "" )
